What it had to solve
Following the October 2025 launch of its Family Stays platform — the first full market in the global system to modernize its brand — Ronald McDonald House Canada had to make its invisible, essential service legible to donors.
The idea
List the never-for-sale House as real estate — lawn signs, live listings, house tours — then a cost-to-stay calculator prices what families would pay without it.
How it works
'For Sale' signs went up at Houses in Ontario and Quebec, listings went live on real-estate platforms, creators filmed House Tours, and in-person Open Houses turned browsers into visitors; a listing-styled site carried family stories and the cost calculator.
What it did
The campaign made one of Canada's vital non-profits a 'must-view property,' embedding the charity in the real-estate browsing Canadians already do daily and turning passive scrolling into discovery of its services.
Background
In February 2026, Ronald McDonald House Canada and Cossette launched 'Canada's Most Essential House': a real-estate listing for houses that 'isn't for sale – and it never could be.' 'For Sale' signs appeared at Houses in Ontario and Quebec, listings went live on platforms like Wahi and Kijiji, creators shared House Tours, and in-person Open Houses made it 'a must-view property.'
The listing drove visitors to a listing-styled site showing the Houses' amenities and services across the country, alongside a reimagined 'cost-to-stay' calculator revealing the true expenses families would face staying near their child's hospital without the charity — with real family stories moving the narrative beyond square footage.
'If you want people to understand the value of a home, you let them walk through it,' said Cossette creative directors George Lin and Alex Manahan. The charity's Stephanie Bateman framed it as advancing the October 2025 Family Stays platform launch — showing the 'essential, wrap-around care that is a lifeline for families nationwide.'
Why it lands
Canadians spend daily time in real-estate apps, so a listing is a native format for communicating worth — no media translation needed.
The fake sale creates a moment of loss: imagining the House sold makes its absence, and its value, concrete.
The cost-to-stay calculator converts empathy into a number donors can act on.
What you can take
Borrow a format people already obsess over — property listings — and the value of something priceless becomes instantly legible.
Since then
The integrated campaign spanned digital, online video, paid and organic social, PR and a dedicated website, positioning the charity as 'critical infrastructure' as Canadians became more discerning about giving.
