Home financing is complex and neglected, and cutting through advertising clutter is hard — so the agency decided to demonstrate the promise with real-life examples rather than talk about it.

A fleet of six vans carrying topical and contextual messages toured Singapore, sent 'where it mattered most'; the activation ran alongside owned and paid media, an influencer push and a contest.

27 neighbourhoods in three days, an estimated 1,441,180 consumers reached; PropertyGuru's Instagram grew 8.2%; influencer videos passed 180,000 views with 35% engagement; a Straits Times' Stomp feature drew 350+ Facebook shares alone; the contest drew 55,000 views and 146 entries.

In July 2022, PropertyGuru Finance's agency :Teeth turned the brand's new platform — 'Smart, honest advice' — into a street-level demonstration across Singapore. Home financing is complex and neglected, and cutting through advertising clutter is increasingly difficult, so instead of talking about 'smart, honest advice', the agency put its money where its mouth was and went out to demonstrate it with real-life examples.

Inspired by the brutal honesty of the 'Dude with a Sign' online sensation, :Teeth sent a fleet of six vans onto the streets to give Singaporeans 'smart, honest advice' where it mattered most. The vans featured topical and contextual messages designed to get people asking themselves whether the financial decisions they were making were as smart as they could be.

It paid off to be candid: people noticed, appreciated it and discussed it online, and the activation garnered earned media including Straits Times' Stomp (more than 350 shares on Facebook alone). In three days the vans covered 27 neighbourhoods with an estimated reach of 1,441,180 consumers, PropertyGuru's Instagram account grew 8.2%, influencer videos garnered more than 180,000 views at a 35% engagement rate, and the contest drew 55,000 views and 146 entries.

The activation is the positioning: an 'honest advice' brand demonstrating advice rather than claiming it.

Quantified end to end — reach, follower growth, engagement, earned media — within three days.

Borrowed a meme's honesty ('Dude with a Sign') and gave it a commercial job.

If your platform is a promise, demonstrate it literally: the medium proved the message better than any tagline repetition.

The campaign ran in July 2022 alongside owned and paid media; the source reports no longer-term brand or business results.
